My name is Dr. Jorge Hidalgo, owner and resident at unit 202E.
I am running to become a member of the Promenade Condominium Board of Directors.
I have been a resident in the Promenade Condominium Community for 9 years and a total 20-years in MetroWest; first as a tenant and later as an owner.

• most important, a Licensed Community Association Manager by the state of Florida.
• Completely qualified to be member and leader of the Board of Directors of our Promenade Condominium association.
My Goal and Dedication
I have a passion to serve and the will to work daily for my community.
As a retired professional, my family, my home and the well-being of my community is my priority.
I have the time and disposition needed to be an efficient and dedicated board member.

My Focus and Promenade Condo Community Priority Plans
• As a board member is to address the security and safety of our community, especially in our condo area where we live.
• Making sure the appropriate preventative maintenance of our community is done in an effective and timely manner to avoid losses to our common property and owners units.
• To promote for the first time a sense of community to our condominium. For too many years we have been all separated without knowing each other and without engaging as a community. I want to change that.
• To create a Community Security and Safety committee.
• I will work diligently along with the other board members to make the security and safety of our community a priority.
• The high criminality around us keeps growing and growing and we must adjust accordingly. I have the knowledge and experience to make this happen.
My Target Improvement Plans for our Promenade Condo property as a member of the board includes:
• *Upgrade lobby entry security system, the one that we currently have is easily cheated and outdated.
• * A new smart system that will control residential access to the lobby door, gym door, community room door, pool restroom doors, pool gate and board-walk to gazebo.
• *Control and eradicate the mold infestation in our buildings, this is a current and very serious matter.
• *Upgrade the security camera system, the current ones that we have are not appropriate and are not doing its job. This new security camera system will be monitored 24/7 by the Orlando Police Department.
• *Pavement of parking lots and common areas, it is very bad right now.
• *Re-opening of the Clubhouse/Community center for free usage of all residents.(yes, you might be or not be aware that our community room is closed and a fee is required for its usage)
• *Gym upgrade.(hasn’t been touched in almost 20 years)
• *Change pool and dock usage hours.
• *Fix and re-enable our pool heater to have nice temperature during cooler months.
• *Establish new reasonable hours for association meetings so all members can participate; 10am or 2pm is not reasonable.
• *Put in place a security system for our community without having to pay $50,000-$60,000 a year for a sleeping security guard.
• *Closed circuit TV broadcast community channel.
• *Solar power that will benefit the whole community.
• *Install Electric Vehicle charging stations for the use of all residents.
• *Creation of Community Engagement Committee and a Security and Safety Committee.
• *Monthly meetings of the Board of Directors in our community room and open for all owners.
• *Hire a Registered Investing Agent to efficiently invest our funds in the financial markets and keep it producing money for us while we sleep.
• *Trim down those trees that are blocking the view of most of the lower floors apartments.
• *AC in elevators, the increasingly hotter months of the summer are making it dangerous for anyone to remain trapped in an elevator and have to wait for 1-2 hours for someone to come, as it happened recently.
•*Revise and reconsider an alternate proposed budget for 2024, bringing back down our monthly condo association fees.
I will also use my business and managing skills to make sure we always have a sound budget and to negotiate and get the best vendors at the best prices possible.
All of these improvements will increase the value of our real estate and provide us a better community for all to live in.
I am very confident that I will be an asset to our community and Board of Directors.
I have the qualifications, experience, contacts and resources to assist our board of Directors in making our Promenade Condominium community into one of the greatest communities of Central Florida.
